How often should I pump my septic tank in Collin County?

Do I need a permit for septic work here?

Texas on-site sewage facilities are governed by the TCEQ, and permits in this area are issued through the county. Routine pumping and maintenance do not need a permit. New systems, replacements and major repairs do. We tell you which bucket your job falls in before we start.

What shouldn't I flush with a septic system?

Wipes of any kind, even the ones labeled flushable. Also paper towels, feminine products, cat litter, grease, paint, and harsh drain cleaners. They either clog the line or kill the bacteria your tank needs to work.

How do I know my tank is full?

Slow drains all over the house at once, gurgling toilets, a sewage smell near the tank, or grass that is greener and soggier over the drain field. If you are seeing two or more of those, call before it backs up indoors.

Does heavy rain affect my drain field?

Yes, and more here than in most places. Collin County's clay soil absorbs water at less than half the rate of typical soil, so after a big storm the ground around the field is already saturated and has nowhere to put your household water. That is why backups spike after spring storms.

Do you have to dig up my lid?

Only if the risers are buried. If you know where your lids are, tell us on the phone and we will factor it into the quote. If you don't, we locate them and include any digging in the price we give you up front.

My septic alarm is going off — what do I do?

Stop running water in the house, then call us. On an aerobic system the alarm usually means a failed air pump, a stuck float, or a high water level in the pump tank. It is a warning, not always a disaster, but running more water into a tank that cannot discharge is what turns it into one.

Sewage is backing up into the house — how fast can someone come?

Call the line and you get a person, not a voicemail box. We give you an honest arrival window on that call instead of a promise we cannot keep. Until we arrive, stop all water use, keep people and pets away from the affected area, and do not flush.

Is it an emergency or can it wait until morning?

If sewage is inside the house, standing in the yard, or the alarm will not clear, treat it as an emergency. Slow drains with no smell and no alarm can usually wait for a scheduled slot, which costs less.

What are the three-inspections-a-year rules for aerobic systems?

Collin County Court Order No. 2008-187-03-11 requires aerobic system owners to hold a maintenance contract with three professional inspections per year, spaced roughly 120 to 130 days apart, plus chlorine tablet upkeep. Typical contracts in this area run $260 to $385 per year. It is a county requirement, not an upsell.

What does an aerobic maintenance contract include?

The three required inspections, a check of the aerator, filters, floats, spray heads and control panel, a chlorine level check with tablets added, effluent quality sampling where required, and the inspection reports filed with the county on your behalf.

Why does my system spray at night?

Most aerobic systems are set on a timer to irrigate in the early morning hours. It keeps people out of the spray area and cuts evaporation loss. If yours sprays at odd hours or runs constantly, the timer or a float is likely stuck and needs a look.

How long does an aerator last?

Most air pumps run 3 to 5 years before the diaphragm or bearings go. A loud rattle, a hot housing, or an alarm that keeps coming back after a reset all point at the aerator.

Can a broken sprayer head really fail an inspection?

Yes. A head that is snapped off, blocked, or spraying outside the designed area is a common county write-up. It is a cheap part and a quick fix compared to the report it lands on.

What if the drain field is the problem?
